What is an Innovation Center?
The State of Missouri provided limited funding in regions of the state to establish Innovation Centers to encourage development of new businesses and technologies. This center offers many services for new businesses as well as incubator space — all located on the campus of Southeast Missouri State University.
What is a Business Incubator?
A Business Incubator is a facility where start-up businesses locate to receive nurturing, guidance and mentoring until they become viable enough to move into the community.
Why would I want to locate my business in an Incubator?
Businesses experience a much higher survival rate if start-up occurs in a Business Incubator versus outside of an incubator.
How long can I stay?
Business Incubators are designed to nurture and grow a business over a period of about three years. We monitor occupants closely to ensure they remain on track for ‘graduation’ within that timeframe.
Is my business eligible to locate inside the business incubator?
We welcome all businesses to apply. The goal of this Incubator is to attract business in the areas of research, light manufacturing, technology or service.
What will I get in return for my monthly rental fee?
Many amenities come with locating in the Innovation Center’s Business Incubator.
Among those are:
- Building receptionist
- State-of-the-art training room
- Conference room
- Daily mail delivery and pick-up
- Janitorial service
- Utilities
- 24-hr building access
- Free parking
- Southeast campus location

Annual rate for leased space in the Southeast Innovation Center Incubator
Amenities included with lease:

For example, rental of office space 165 square feet @ $15 / sq. ft. = $2,475 annually or $206.25 per month. |
$15.00 a square foot is the minimum rate. Currently, rates vary depending on size of the office.

Many of these items are explained in the tenant handbook, and each new tenant is given a copy of the handbook upon signing the lease agreement.

Parking
Free parking is available at the Southeast Innovation Center for all incubator businesses. View the parking map. In the summer of 2009, the parking lots around the Innovation Center were demolished to make way for many additional spaces. Currently, the lot surrounding the Innovation is designated for University faculty and staff members, for Business Incubator tenants, and for visitors of the building. Additional parking across Pacific Street is currently in the process, with expected completion date of those new lots near Jan 1, 2010.
